Question answered

Why hire a local roofer rather than a national firm?

The short answer

A local roofer is worth choosing because the same people who quote the job can return to it. They know the local planning teams, the sea weather your roof faces and the houses on your road. A national firm may have size and a call centre, but a roof is a one-off repair on one building, and distance makes follow-up slower and less personal.

A national firm and a local roofer can both fit a good roof. The difference shows up before the job, in who knows your street, and after it, in who comes back when something needs a look.

Someone who has stood on roofs like yours

Roofs are not all alike, and a firm that fits one kind all year is usually better at it than a firm that does a bit of everything. Around Worthing the stock runs from Victorian terraces with slate and tall stacks to 1930s semis under tiles and post-war bungalows with hipped roofs and flat-roofed extensions. Each fails in its own way. A bay roof leaks at the lead, a bungalow at the hip ridge, a flat extension at the upstand.

Ask any roofer which roof types they work on most, and ask for photographs of similar jobs. A specialist should be able to name the materials and fixings they would use on your roof without hesitation. A commercial owner wants someone used to flat roofs and plant. A homeowner with a tiled roof wants a tiler. Local work tends to repeat, so a roofer based here has usually dealt with your house type before, and can say what is likely to be wrong before the ladder goes up.

Planning and building control on the doorstep

Most re-roofing does not need planning permission, but the exceptions are local. Adur and Worthing are two separate planning authorities that share one planning team and one building control team at Worthing Town Hall. Worthing has 27 designated conservation areas, Adur has seven, and a few have Article 4 directions that take away roof rights. Two of Worthing's conservation areas, Castle Goring and Highdown, are dealt with by the South Downs National Park Authority.

A roofer who works here every week knows which of those questions to raise at the survey. At Watertight Worthing Roofing we explain whether consent is likely to matter, and we handle the Building Regulations notification where the work is notifiable. It also saves you a wasted week: a roofer who spots an Article 4 direction before quoting will not price a job that needs permission you have not got. For a definite answer on your address, check with the Adur & Worthing planning team. Our roof regulations guide sets out when each applies.

Sea weather is a local subject

Gales, driving rain and salt air shape how a roof ought to be fixed along this coast. Ridges and verges should be mechanically fixed to BS 5534 rather than left on mortar alone, lead needs dressing properly, and the right fixing for an exposed slope matters more than it does inland. These are things a roofer learns by seeing which repairs hold after a bad winter and which come back.

That is also why a quote from someone who has never seen your road can miss the point. A national firm may price from a form and a satellite image. A local roofer looks at the lead, the ridge and the verges in person and sends photographs of the faults with the quote, which lets you judge the reason for each piece of work yourself.

Local knowledge also helps with access. Narrow terraced streets, steep drives on the Downs side and seafront parking restrictions all affect where a scaffold or skip can go, and someone who works in the area has usually solved those problems before. It is a small thing, but it can save a day on site and avoid a surprise on the bill.

Aftercare when something needs a second look

Roofs sometimes need a revisit: a flashing that has settled, a tile that slipped in the next gale, a gutter joint that weeps. Being close makes that straightforward. You can ring, send a photograph on WhatsApp, and expect the person who knows the job to look at it, rather than a ticket passing through a head office.

Ask every roofer how a callback works, who attends and what is covered in writing. A written guarantee only has value if the firm can be reached, so our guide to roofing guarantees lists what to look for. Treat with caution anyone who appears on your drive after a storm with a van and no address, a pattern covered on our doorstep roofers page.

Why the lowest price is a poor guide

A low figure can mean a smaller scope, thinner materials, no scaffold or VAT left out, and each of those can cost more later than the saving. Two quotes for the same roof can describe quite different jobs, which is why we suggest comparing what is covered before comparing the number. The full approach is in how many roofing quotes to get.

Local does not guarantee quality either, so check any roofer the same way. Look for a written quote that gives one figure for the whole job, photographs of the actual faults, a clear start and finish, a site that is cleared and waste taken away, and answers given without pressure to decide on the spot. A roofer who is happy to explain each point is usually one who expects to be judged on the result. How to find a good roofer goes through these steps.

Choosing a roofer close to home

Does a local roofer cost more than a national firm?

Not as a rule. A national company carries head office and advertising costs, while a local roofer's price depends on the roof, access and materials. Because every job differs, the only reliable comparison is two written quotes for the same described work, each stating whether VAT and scaffolding are included.

How can I check a roofer really works in my area?

Ask for a landline or mobile number you can ring back, a name you can look up, and examples of recent jobs nearby that you can view from the road. A roofer who works locally will not mind. Treat a vague answer, or a refusal to put anything in writing, as a reason to walk away.
