No table can price your roof, because the figure depends on what the survey turns up. What a table can do is mark out the ground a fair figure stands on. Start with our guide prices, compare them with the national ranges below, then read which factors drag a figure up through its band and which keep it low.

The figures below were published by independent cost guides and checked on 20 October 2026. Each row is a typical UK range published by someone else; none of it is a Watertight figure. Checkatrade states its figures before VAT where its guide says so.

Flat roof coverings side by side
On a flat roof, the choice of covering swings the price per square metre more than anything else. MyBuilder (updated 21/08/2026) publishes these typical UK ranges:
| Covering | Typical UK range per m² |
|---|---|
| Felt | £70 to £100 |
| EPDM (a single-sheet synthetic rubber membrane) | £90 to £130 |
| GRP, the glass-reinforced resin system most people know as fibreglass | £95 to £150 |
| Lead | £150 to £200+ |
The lowest figure per metre is not always the lowest over the years, since coverings last for very different lengths of time. Which suits you depends on the area, whether people walk on it, and how hard the weather hits it. More on flat roof costs.

Why two similar roofs get different prices
Size is only the start. These are the things that really separate one price from another:
- Getting up there. Low bungalow gutters reached off a single ladder make for quick, cheap access. A tall Victorian terrace near the seafront needs scaffold on both faces, and any scaffold standing on a public footway requires a Highways Act 1980 licence, which the scaffolder obtains from West Sussex County Council (or from Brighton and Hove's own highways office within the city).
- The covering itself. Natural slate, clay plain tiles and Horsham stone all cost more to buy and take longer to lay than concrete interlocking tiles.
- Hidden layers. Rotten battens (the timber laths tiles hang on), perished underlay or soft rafters only show once the covering comes off, which is why we check the loft at the survey.
- Junctions. Each chimney, valley, dormer and wall abutment needs lead or flashing dressed by hand, and each one adds hours.
- Rules. A larger re-roof can bring in Building Regulations approval and a Part L insulation upgrade; a listed building may need matching materials.
All of that is folded into one total on the written quote. We keep our prices good and fair, and we hold to that total.

Where VAT fits in a roofing price
The standard VAT rate is 20%, and most roof repairs and re-roofs carry it. Set any two quotes against each other only after checking that both include VAT, or both leave it out.
Under HMRC Notice 708/6, fitting specified energy-saving products in a home carries a zero rate between 1 May 2023 and 31 March 2027, with roof and loft insulation on that list; from 1 April 2027 that reverts to the reduced rate of 5%. When insulation goes in as part of a re-roof, the rate turns on whether HMRC sees one supply or several, so ask us and the quote will show how it has been treated. See also VAT on roofing.
05
Grants, insurers and paying for a roof
The national grant schemes pay for things like insulation and heating systems; re-roofing sits outside them, so a grant for a new roof is unlikely for a typical household. Locally, the councils' Repair Grant Assistance (up to £5,000) covers repairs that remove a serious hazard, aimed at owners receiving an income-related benefit; anyone on a low income or disabled can ask the councils' Housing Grants Team what applies. Read more about roof grants.
A home policy may respond to sudden storm damage; slow deterioration is a common exclusion, according to the Financial Ombudsman Service. Talk to your insurer before committing to repairs, and keep the survey pictures, which record the state of the roof.
